このブログや私のウエブサイト(www.fudousanlife.com)でも、話題にしましたTAX CREDITのお話です。
簡単にいいますと、今年の１１月３０日までに自宅の購入としてはじめて家を買われた方にはFederalのほうから$8,000-のタックスクレジット、カリフォルニア州のほうからは新築に限り$10,000-のタックスクレジットをあげましょうという、財政難なのにどういうこと？と思うがこれは$200Mというプールがつきるまでという予算がありました。
今年の３月にはじまり、おそらく１年ぐらいはあるだろうと予想されていたが、なんと申請件数は１週間に10Mのペースだそうです。申請数がそのまま通ることはないので、20週間で終わるということはないが、６月１２日の段階で残りはわずか17.5Mということ。私のお客さんもそのタイミングにのり、フェデラルとステートの両方をクオリファイできたが、今では南カリフォルニアに限っていえば、デベロッパーが新築工事そのものを一時停止、延期あるいは中止をしているので物件そのものが少ないのです。
その中でも昨日、お客さんに見せたSan Pedroにある新築ロフト型のコンドは、ダウンタウンのアンティックなお店が立ち並ぶ６th.streetにあり、中のコンテンポラリーでサムズアップでありました。
残りはあと14軒のみ。ビルダーは最後の売り出しということで価格を大きく割り引いておりました。
